The regions where we manage properties in Massachusetts and New Hampshire, and the moisture problems each one tends to have.
We manage residential and commercial properties across these regions. Owning the problems in each area first hand has taught us what its buildings tend to need.
Boston, Cambridge, Brookline, and surrounding municipalities. A heavy concentration of older residential and commercial buildings, where mold and air quality testing come up often.
Watch for: Basement water in older multi-family buildings
Worcester, Fitchburg, and the surrounding region. A mix of urban and suburban properties, from converted mill buildings to newer apartments.
Watch for: Damp basements in converted industrial buildings
South Shore communities including Plymouth, Brockton, and surrounding areas. Inland and coastal properties alike deal with moisture and humidity.
Watch for: Humidity in basements and crawl spaces near the coast
Coastal communities along the Atlantic, where salt air and moisture exposure wear on buildings in ways inland owners rarely see.
Watch for: Condensation and salt-air moisture in older homes
Southern NH communities including Nashua, Manchester, and surrounding areas, where finished basements in newer homes are a common source of hidden moisture.
Watch for: Moisture behind finished basement walls
We manage properties only in the regions above. Elsewhere in New England the same advice holds: hire an independent tester whose samples go to an AIHA-accredited lab.
Watch for: Testers who also sell the cleanup
Different regions face different environmental challenges. New England's climate brings specific moisture and mold concerns that we've learned to identify and address effectively across countless properties.
Massachusetts and New Hampshire have different codes, regulations, and tenant protection laws. Check the rules in each state, and in each town, before you schedule work in an occupied unit.
When a pipe bursts or a tenant reports a musty smell, a tester who is already nearby saves days. We keep one on file for every region we manage in.
We build ongoing relationships with contractors and testers throughout our region. Trust develops naturally when the same people work on our buildings year after year.
We understand local real estate markets, seasonal challenges, tenant demographics, and property values in each region. This context helps us provide relevant, practical recommendations.
Across these regions, we've developed relationships with trusted remediation contractors and specialists. When major work is needed on one of our buildings, we know who to call.

Property Types: Modern residential development, apartment complexes, mixed-use properties, and commercial buildings.
Common Issues: Newer construction quality concerns, basement moisture in developed areas, HVAC performance optimization, and seasonal humidity.
Our note: Newer buildings, but finished basements hide moisture longer.
We schedule assessments around tenant availability, maintenance and building operations, and give tenants notice before anyone enters a unit.
With properties in several towns, we book testing in batches so one visit covers several buildings in the same area.
We ask testers for three things in every report: documentation for the owner, a plain summary we can share with tenants, and the technical detail a remediation contractor needs.
After an assessment, we answer tenant questions, decide on remediation with the owner, and oversee the corrective work until the follow-up test passes.
If your property is outside these regions, the testing advice on this site still applies.
Send us your question and we will tell you what to look for in a tester near you.
